Vashi is the original Navi Mumbai. When CIDCO began building the city across the creek from Mumbai in the early 1970s, Vashi was where it started. The wide roads, the systematic sector planning, the tree-lined dividers — Vashi established the template that every subsequent NM node would follow.
Five decades later, Vashi sits at the centre of Navi Mumbai — literally and metaphorically. It is the most centrally located node, the most connected and the one that every other part of Navi Mumbai passes through to get somewhere.
What makes Vashi genuinely different from every other node is its mix. The carefully planned residential sectors exist alongside a thriving commercial district. An ancient Gurudwara stands blocks from Inorbit Mall. The Agri Koli fishing community — Vashi’s original residents — live alongside the professionals and families who relocated here from across India.
It is the most layered, most characterful node in Navi Mumbai. And it shows.
What it is:
→ Vashi’s most famous street food area
→ The first place most people think of when they hear “Vashi”
→ Franky stalls, health food joints, busy evening crowd
Best for: Food lovers, young crowd, evening outings
What they are:
→ Among Vashi’s most established residential sectors
→ Sec 9 has Janta Market — the original local market
→ Sec 10 near APMC building
→ Classic Navi Mumbai residential feel
Best for: Families wanting established neighbourhood infrastructure
→ One of the well-known sectors
→ Good residential character
→ Established community
→ Growing in popularity
→ Good mix of new and established infrastructure
→ Worth watching for investment potential
This is the most significant real estate development happening in Vashi right now and it is reshaping the node entirely.
Most of Vashi’s older residential buildings — constructed in the 1970s, 80s and 90s — are now going under redevelopment. Builders including EV Homes, Godrej and Arihant have been acquiring and redeveloping these older properties, replacing aging structures with modern towers that have amenities, better specifications and significantly higher valuations.
What this means for buyers:
→ Vashi is becoming PREMIUM
→ Old affordable buildings are disappearing
→ New developments = modern amenities + higher prices
→ All sectors now essentially premium
→ This trend will continue
Rate per sq ft: ₹15,000 – ₹20,000

→ Upgraders — moving from older buildings to new projects
Sector 17 is where Vashi eats. The street food strip here is one of the most visited food destinations in all of Navi Mumbai — busy at lunch, packed in the evenings, doing serious business every single day.
The Franky Stall: Sector 17’s most famous street food item. Both veg and non-veg frankies — the Mumbai style rolled sandwich that is comfort food for the entire city. The stall here has been feeding Vashi residents for years.
Health Food Joint (next to Franky): The health-conscious option right next to the Franky stall — fresh juices, health bowls and lighter options for those who want something nutritious. Unusual combination for a street food strip, but it works.
Vashi’s morning food scene:
→ Local idli-dosa joints — scattered across sectors
→ Misal pav — the Maharashtra breakfast staple, done well
→ Wada pav — everywhere, the reliable standard
→ South Indian hotels — proper filter coffee + fresh dosas in the morning
Navratna — A Vashi institution. The kind of restaurant that has been there so long it is part of the furniture of local life.
Tunga — Well-regarded, consistent, popular with both residents and office-goers.
Mahesh Lunch Home — The name is famous across Mumbai for seafood. The Vashi outpost brings the same seafood tradition to Navi Mumbai.
KOA — Popular among the younger crowd and professionals.
Abbott Restaurant — Local favourite with a loyal following.
Urban Tadka — Contemporary Indian, busy on weekends.
NMSA Restaurant — Known to locals, worth trying.
Achija — The same brand that has a strong presence in Kharghar brings its reliable vegetarian menu to Vashi.
Jama — Vashi’s go-to for sweets. The kind of sweet shop that becomes part of the festival calendar — Diwali, Holi, any celebration — people head to Jama.
The Agricultural Produce Market Committee (APMC) complex in Vashi is one of the largest wholesale markets in Asia. Everything from fruits and vegetables to grains, spices and dry goods passes through APMC. For residents, it means access to wholesale prices on produce that is simply not available anywhere else.
Sector 10 area near APMC is a natural extension of this commercial activity — with retail shops, warehouses and related businesses filling the streets.
The original neighbourhood market. Vegetables, daily essentials, local produce — Janta Market in Sector 9 is where old Vashi shops. Busy, practical, honest pricing.
Inorbit Mall Vashi:
→ Biggest and best mall in Vashi
→ Full retail + food court + entertainment + multiplex
→ Most popular mall destination for Vashi and surrounding nodes
→ Weekend destination for families across NM
Centre One Mall:
→ Was Navi Mumbai’s FIRST mall (historically significant!)
→ Currently under redevelopment
→ New avatar coming
The mini seashore in Vashi is one of the node’s most underrated assets. A genuine waterfront — where residents go for morning walks, jogging and the simple pleasure of being near water before the day begins.
The morning crowd here is a slice of Vashi at its best — regulars who have been coming for years, the occasional new resident discovering it for the first time and the water providing a backdrop that reminds you this is a city built alongside a creek.
Best time: Early morning, 6-8 AM
Sagar Vihar is Vashi’s most popular evening destination:
→ Families arrive after school/work
→ Couples walking
→ Children playing
→ Open space + water views
→ The kind of place that makes Vashi liveable
Best time: Evening, 5-8 PM
Vashi residents use Palm Beach Road primarily as a commuting route — connecting to CBD Belapur and beyond. The waterfront drive is pleasant but Vashi residents are more likely to use it functionally than Nerul or Kharghar residents who cycle it for leisure.
One of Vashi’s most visited and loved temples. The Lakshmi Venkatramana Temple in Sector 10 is a neighbourhood anchor — the kind of temple that structures the daily rhythm of the surrounding area, with morning and evening prayers drawing regular worshippers.
The roadside Gaon Devi Temple is one of those specific landmarks that every Vashi local knows — easily visible from the road, consistently visited and part of the daily landscape of the node.
Vashi’s Jain community has a beautifully maintained Jain Temple that serves not just the local Jain community but draws visitors for its architecture and spiritual atmosphere.
Vashi’s Gurudwara is one of the oldest religious institutions in the node. Predating much of Vashi’s modern development, this Gurudwara has served the Sikh community and welcomed all visitors for decades.
For anyone new to Vashi, visiting the Gurudwara is a reminder of the community roots beneath the modern city.
One of India’s most respected private hospital chains. Fortis Vashi provides comprehensive tertiary care — from emergency services to specialist treatment — making it a primary healthcare anchor for the entire southern Navi Mumbai region.
A major hospital serving Vashi and the surrounding areas with a full range of medical services.
The Navi Mumbai Municipal Corporation hospital — providing accessible public healthcare to Vashi residents.
Vashi’s educational infrastructure is among the strongest in Navi Mumbai:
St Mary’s School — One of Vashi’s most reputed schools, with a long track record and strong community standing.
Father Agnel’s — The Father Agnel institutions are respected across Navi Mumbai for their academic standards.
Goldcrest High School— A well-regarded school option for Vashi families.
The education ecosystem in Vashi, combined with its connectivity and residential quality, makes it a strong choice for families with school-going children.
TRAIN — Vashi Station (Harbour Line):
→ One of the busiest stations in Navi Mumbai
→ CST (Mumbai): ~50 minutes
→ Thane: Direct connectivity

WHY CONNECTIVITY IS VASHI’S BIGGEST SELLING POINT:
Centrally located in NM = equidistant from everything = You can get anywhere from Vashi quickly
Before CIDCO, before the planned sectors, before the wide roads and the housing societies — Vashi belonged to the Agri Koli community. The original fishing and farming community of this region, the Agri Kolis have lived alongside the creek for generations.
Today, Vashi is a genuinely mixed community — the planned city that grew up around and alongside the original village. Corporate professionals live blocks from fishing families who have been on this land for centuries. Modern apartment towers stand near the older, smaller structures of the original village areas.
This is not a tension — it is a texture. The mix of old Vashi and new Vashi, of village culture and urban professional life, gives the node a character that the purely planned nodes like Kharghar or Belapur simply do not have.
When you eat at a local restaurant in Sector 9, shop at Janta Market or walk past the old Gurudwara — you are experiencing the layer of Vashi that no amount of redevelopment will erase.
CHOOSE VASHI IF:
✅ Connectivity is your priority (best connected node in NM)
✅ You work in Mumbai and want NM living
✅ Family with school-going children (strong schools)
✅ You want a mixed, characterful neighbourhood
✅ Premium lifestyle is important
